Image of WarrenIn 2010, Warren set out to help real estate agents visualize their career as a business, and not as an ‘independent contractor’ making money. The difference has been a game changer for many of his clients. Offering a ‘back-to-basics’ approach beginning with the business plan, Warren has harnessed his 15 years of real estate based operations, finance, technology, sales and marketing experience into an easy to understand product for any real estate professional to use.

Prudential Douglas Elliman. In 2004, he was appointed Vice President of Operations for the Development Marketing Group of Prudential Douglas Elliman. His role involves managing the day to day operations of the company’s Development division by focusing on the key strategies, goals and objectives. He is responsible for the group’s overall financial plans, policies, procedures, accounting practices, including full P&L responsibility, overseeing the employee and agent compensation programs, establishing and managing a comprehensive management reporting system and managing the group’s marketing and public relations efforts. The division has sold over $10 billion worth of real estate. 

Citi-Habitats. Prior to joining Prudential Douglas Elliman, Warren was Director of Marketing Operations for Citi Habitats, Inc. He was responsible for managing three of the company’s emerging business as well as managing the company-wide marketing function. Prior to joining Citi Habitats, Warren was an Investment Advisor with Marcus and Millichap, a national real estate investment brokerage company. There, he has successfully listed and closed over $40 million worth of commercial real estate. 

Marcus and Millichap. As an Investment Advisor with Marcus and Millichap, a national real estate investment brokerage company, he has successfully listed and closed over $40 million worth of commercial real estate, primarily in multi-family properties. 

Arvida Realty Services. In 2001, Mr. Hershkowitz was named an Executive Vice President of Arvida Realty Services in Clearwater, Florida. He oversaw the marketing operations for the firm’s residential, commercial, title, mortgage and relocation businesses in the state of Florida. He managed a marketing staff of thirty employees who were located throughout the company’s nine regions in Florida. At the time, Arvida was ranked as the fifth largest residential real estate company in the nation and largest independent real estate company in Florida. His strengths and leadership allowed the company to implement new technologies that streamlined existing systems to service the company’s 3,700 sales associates. While with Arvida, Warren played an active role in the company’s $175 million sale to NRT, Incorporated, a subsidiary of Cendant Corporation (NYSE:CD). 

Broad Street Advisors. Prior to joining Coldwell Banker/Cendant, Warren was an Executive Vice President and Partner in Broad Street Advisors, a national commercial real estate brokerage firm. There he was responsible for overseeing the firm’s Finance and Business Operation functions, including Human Resources, Finance, Marketing, Production and Information Technology. Part of his responsibility included managing the firm’s graphic design and marketing staff in preparing the marketing, advertising and information packages for over $600 million worth of real estate properties. 

Harbert Realty Services. In 1999, Mr. Hershkowitz was Associate Markets Manager for the Investment Services Group of Harbert Realty Services. In that capacity, Mr. Hershkowitz was responsible for financial and market analysis for the firm’s acquisition and disposition services as well as overall project management of the firm’s marketing products. 

Triad Research and Consulting. Prior to joining Harbert, Warren was a Vice President of Triad Research & Consulting, Inc., a full service real estate consulting firm. His primary responsibilities included overseeing the day to day operations of the firm's market research and consulting efforts, which included conducting marketing strategies, feasibility and due diligence studies for commercial and residential properties valued at over $450 million. 

Grubb and Ellis. Warren began his real estate career in 1994 as Director of Market Research for Grubb & Ellis of Florida. His primary responsibility was to reorganize the firm’s market research and management information systems to make them more accessible on both a local and national level. As Director of Market Research, Warren directed the region’s marketing and research efforts, where he and his staff provided all of the advertising, marketing, and public relations for Florida’s West Coast and Central Regions. His efforts included the reestablishment of the company’s market research credibility, as a primary source for residential and commercial real estate information throughout the Tampa Bay area. 

Personal

Image of WarrenWarren received his Bachelor’s Degrees in both Economics and Literature from the State University of New York at Binghamton. He has also received a Master’s in Business Administration with concentrations in Finance and Operations Management/IT from the University of South Florida.

He holds his Florida Real Estate Salespersons License since 1998 and New York Real Estate License since 2004. Additionally, he is also a CCIM Candidate, with membership expected in 2011. Mr. Hershkowitz is currently on track to become a Microsoft Certified Professional Developer, one of the company’s highest certification levels.

Warren has family located throughout the New York City, is currently the Vice President of Strategic Planning and Executive Committee Board of Trustee member at East End Temple, located in the Gramercy area of Manhattan.

Warren and his wife Robin became parents to Shayna Elle on April 26, 2010 and spend most waking moments catering to her wants and needs.
